Holly Hotel put up for Sale with $899,000 Asking Price

Holly, MI – With an asking price of $899,000 the historic Holly Hotel – both the business and the building – are up for sale.
The building was constructed in 1891 and renovated in 1979 to serve as a restaurant until it was damaged by a fire on June 21, 2022.
While much of the damage from the fire has been remediated, the back wall of the building remains uncompleted while a property line issue is worked out in court. The adjacent property is a vacant lot that once housed Battle Alley Arcade Antiques. The 2022 fire originated inside the antique shop, and the building could not be salvaged. The lot was sold to Detroit Investor Club, who ceased allowing Holly Hotel workers onto their property after learning that they were planning for part of the building to extend over the vacant lot, which would impede their ability to rebuild on the property. In exploring options to prevent the overhang it was also discovered that the Hotel’s western wall was encroaching over the property line by several inches.
The courts will determine if the hotel has the right to overhang into the neighboring property or not, but in the meantime construction is paused and the owners of the hotel say they do not yet have a court date.
The property is listed by Friedman Real Estate. There is no mention of the pending litigation, only that “The exterior western wall will be restored prior to the conclusion of any sale.”
The listing shares the seating capacity, stating that the first floor has 140 seats, the second has 128, the lower level has 68, and there is seasonal outdoor seating. It adds that all fire, smoke, and water damage has been remediated and the walls are stripped to the studs and the floors are exposed. The sale would also include all salvaged antiques, plus a Class C Liquor License.
Owners George and Chrissy Kutlenios posted on the Holly Hotel’s Facebook page that “To all we have welcomed into our establishment, it has been the honor of a lifetime to serve you. We fervently hope the Historic Holly Hotel’s legacy will continue in new hands.”
