Drayton Ave. Presbyterian Could Become 32 Unit Housing Development

Ferndale, MI – The Ferndale Planning Commission will hear about potential plans to turn the former Drayton Avenue Presbyterian Church at 2241 Drayton into multi-family housing.
Designhaus Architecture would like to turn the site into 32 apartment units and add six townhomes at the rear of the site on what is now the parking lot.  The 2.46-acre site would have 60 parking spaces, or 1.87 spaces per unit. There would be two buildings with three townhomes each, which would have a two car garage on the ground level of each unit.
The project uses natural features of the site and increases greenspace by 4.7%.  It preserves existing open spaces and walkways and preserves architectural features of the building, while also including updates such as new windows
According to a memo by City Planning Manager Justin Lyons, the site is zoned R-1 which includes single-family residential and religious institutions, but for this plan to work it would need to be rezoned to R-3 for multi-family use.
The Planning Commission will meet Wednesday for discussion, not to vote. Typically developers meet with the planning commission several times and make revisions to their plans based on Planning Commission recommendations and public feedback before submitting final plans for approval.
