Ferndale Planning Commission to Hear Parking Deck Plans Aug. 2

Ferndale, MI – Plans are moving ahead for Ferndale’s anticipated new mixed-use parking deck.  The project is now being called “The dot,” or “The Development on Troy.” Located at W. Troy and Allen, the city-owned project is expected to have a mix of parking, residential, retail and office space.

City administrators will be presenting the plans to the Planning Commission for consideration and public input on Wednesday, Aug. 2, 2017 at 6:30pm at City Hall.

The presentation includes maps, renderings and a description of the project:

“The dot is a mixed -use development that features 397 parking spaces, 11,500 SF of Ground Floor Retail/Commercial Space, 39,000 SF of Office Space on floors 4 and 5, and a stand -alone Residential Development that could support 14 – 24 dwelling units, depending on the desired size of each unit. The proposed dwelling units are either efficiency/micro units or one bedroom units .

In addition, The dot features a Special Events Plaza in the form of a major streetscape on West Troy that covers the entire street frontage along West Troy (less the ingress/egress for the garage). The Special Events Plaza envisions closing down Troy Street to host civic events and such.

“A small Public Plaza on the northwest corner of the site provides natural meeting place for users of the parking garage. The Alley located on the south side of the Site will be redeveloped as a sustainable alley with pervious paving and enhanced finishes so as to make for a cohesive development that is attractive from all four sides.

“The project has three distinct components, the first part of the project , financed by bonds procured by the City of Ferndale includes the Parking Garage, the Commercial/Retail Shell, the Special Events Plaza, the Public Plaza and the Alley Enhancement. The other two components, two floors of Office space above the parking deck, and the Residential development to the west, are considered private developments. The timing of the Private Development has yet to be determined. It should be noted that the City of Ferndale does not endeavor to be a landlord or a developer. The development process for these components is fluid as of the date of this application,” the presentation states.
